Koloa Village Project Construction Update July 2026

We are pleased to share the latest construction progress for Koloa Village Residential in Kauai, based on a site visit conducted on July 10, 2026, and follow-up discussions with the Contractor's Superintendent on July 11 and July 23, 2026. Work continues to proceed throughout the site with full-time crews, with no major delays reported.

Site & Structural Progress

Sitework across the development is complete. Framing is essentially complete on all 15 buildings, with roofing nearing completion and interior work closely following behind. Exterior finish work is nearing completion on all buildings. The foundations for the final two buildings, K and L, have been poured, and framing on those units is now nearing completion as well.

Occupancy & Permits

Occupancy is proceeding for Buildings A, B, C, D, E, M, N, Q, and R, with Certificates of Occupancy being issued as final County inspections are completed. All required grading and building permits have been issued by the County of Kauai, including the building permit for Building G, issued in early July. County inspectors continue to visit the site regularly, and special inspections are being conducted as required.

Interior Finish Work

Interior finish work continues to advance in close coordination across trades. Drywall installation and taping made excellent progress in June, with painting closely following the interior finish work. All cabinets are now on site, and cabinet and countertop installation is proceeding as final finish work advances. Insulation is being installed ahead of drywall, and finish carpentry, shelving, and door installation continue to move forward as units near completion. Fire sprinkler installation and finish electrical work both made excellent progress in June, with plumbing work also continuing at a steady pace.

Quality, Safety & Environmental Protections

Based on site observations, construction is proceeding in general compliance with the approved drawings and specifications, with contractors implementing quality control measures consistent with generally accepted industry standards. Safety on site has been good, with no reportable accidents, and site security has likewise been good with no significant losses. Environmental protection measures, including dust screens, tire cleaning aprons at both construction entrances, and silt fences, remain properly installed and maintained.

Schedule Outlook

The team continues to project substantial completion of the current project work by late Fall 2026, and it continues to appear possible that all remaining Certificates of Occupancy could be issued by early 2027. Current project funding continues to appear sufficient to complete the project work. Timelines remain subject to change based on ongoing construction and permitting conditions.
