We are pleased to share the latest construction progress for Koloa Village Residential in Kauai, based on site visits conducted on June 8 and July 10, 2026. Work continues to advance across the site, with full-time crews progressing on both remaining vertical construction and interior finish work.
Site & Structural Progress
Sitework across the development is complete. Framing is essentially finished on all 15 buildings, with roofing nearing completion on those structures and exterior finish work advancing closely behind. The foundations for the final two buildings, K and L, have been poured, and framing on those units is now nearing completion as well.
Occupancy & Permits
Occupancy is proceeding for Buildings A, B, C, D, E, M, N, Q, and R, with Certificates of Occupancy being issued as final County inspections are completed. All required grading and building permits have been issued by the County of Kauai, including the most recent building permit for Building G, issued in early July. County inspectors continue to visit the site regularly, and special inspections are being conducted as required.
Interior Finish Work
Interior finish work continues to progress in close coordination across trades. Drywall installation made strong progress in June, with painting closely following behind. Cabinet installation, shelving, and finish carpentry are advancing as units near completion, and fire sprinkler, plumbing, and electrical finish work all continued to move forward through the month.
Quality, Safety & Environmental Protections
Based on site observations, construction is proceeding in general compliance with the approved drawings and specifications, with contractors implementing quality control measures consistent with industry standards. Safety on site has been good, with no reportable accidents, and site security has likewise been good with no significant losses. Environmental protection measures, including dust screens, tire cleaning aprons, and silt fences, remain properly installed and maintained.
Schedule Outlook
Due to weather delays and design modifications, the project is currently running behind the original schedule. The team continues to project substantial completion of the current project work by late Fall 2026, with the possibility that all remaining Certificates of Occupancy could be issued by early 2027. Timelines remain subject to change based on ongoing construction and permitting conditions.
