Waldorf Astoria is making its debut in Texas with a new hotel and residential development just outside Fredericksburg, in the heart of Texas Hill Country's growing wine region.

The 106-acre project, located under a mile from downtown Fredericksburg, will include 60 hotel rooms and suites, 42 resort villas eligible for the property's rental program, and 50 private residences. Three- and four-bedroom Resort Villas and Estate Homes are currently available for purchase, with prices starting at $3.5 million.

Amenities will include multiple restaurants and bars, an 11,000-square-foot spa and fitness center, two pools, and tennis and pickleball courts. Chef Dominique Crenn — the first woman in the U.S. to earn three Michelin stars — will lead the resort's signature restaurant, featuring Texas ingredients and open-fire cooking.

In an interview with Forbes magazine, Kathryn Sharrock, director of sales for Waldorf Astoria Residences Texas Hill Country, said that demand is coming from Austin's tech and entrepreneurial community as well as families relocating from Dallas, Houston, and San Antonio. Buyers, she notes, are drawn to the combination of privacy, community, and an authentic connection to the land.

The development team, which includes veterans of Napa Valley hospitality projects, says the design intentionally limits impervious coverage to roughly 30% to preserve the surrounding natural landscape, with all villas and hotel rooms built as single-story structures.
