Koloa Village Project Construction Update – April 2026

With 13 buildings framed and the first four welcoming residents, the Koloa Village project on Kauai is well into its finishing stretch. Here's a look at progress as observed during the April 3, 2026 site visit.

The site is buzzing with activity

Site work got underway in the fall of 2024, and vertical construction followed in early 2025. Since then, work has been proceeding without major delays. As of the April site visit, full-time crews were active throughout the project. Sitework is essentially complete, with only minor sidewalk pours wrapping up in March.

Framing is done on 13 buildings — and people are moving in

All 13 buildings currently under construction have completed framing. Roofing is nearing completion across those buildings, with interior work closely following behind. Exterior finishes are progressing in coordination with interior work on all 13 structures.

Occupancy is already underway for Buildings A, B, C, and D — a significant milestone for the project. Meanwhile, the foundation for Building K has been poured and framing is beginning, and preparations are in progress for the foundation pour of Building L.

Interior finishes are in full swing

Drywall made excellent progress in March, with hanging at 62% and taping at 50%. Painting is closely following the drywall work at 44%. Cabinet installation is at 40%, with bathroom accessories, wire shelving, and flooring all actively progressing. Kitchen appliances are 73% installed as one of the final steps of interior finish work.

Plumbing is 63% complete, electrical is at 59%, and exhaust fans are 59% installed — all moving in coordination with the interior finish schedule.

Permits and inspections are in order

Grading Permit No. 24-2261 was issued by the Kauai Department of Public Works in September 2024, covering approximately 2.55 acres. Building permits for Buildings A through N and R were issued by the Kauai County Building Division in February 2025, with a separate permit for Building G issued in early July. County inspectors continue to visit the site regularly, and special inspections are being conducted as required.

The site is clean, safe, and secure

Safety has been good throughout the project — no reportable accidents have occurred. Security has also been solid, with no significant losses reported. Dust screens remain erected around the entire perimeter, tire cleaning aprons are in place at both construction entrances, and silt fences are properly maintained as required.
