About Koloa II Project

Koloa II is part of the continued development of the larger Koloa Village community in Koloa, on the island of Kaua‘i, Hawaii. This phase includes the construction of 100 multifamily residential units as part of the South Koloa Town residential neighborhood.

The project is located in a Rural Targeted Employment Area (TEA), which currently qualifies for the lower EB-5 investment threshold of $800,000, subject to applicable program requirements.

The Project has a development budget of approximately $79,366,799, which will be funded with a combination of developer equity, cash from sales, and EB-5 investment. The EB-5 portion of the project may seek up to $33.6 million in EB-5 capital. The NCE will be managed by Hawaii Koloa II GP, LLC as the General Partner.

Project Details

The Project is the third phase of a mixed-use retail and residential development on the island of Kaua’i, Hawai’i. The first two phases consisted of construction of three elements: Koloa Village Retail, Koloa Village Residential, and a portion of South Koloa Town. The Project consists of the completion of the remainder of the South Koloa Town residential element.
