Construction at Koloa Village Residential in Kauai continues to advance, with work progressing across the site.
Site & Structural Progress
Sitework started the Fall of 2024. Vertical work started in early 2025. Work continues to proceed without major delays. Sitework is complete. Framing of 13 of the 15 planned buildings is finished, with roofing essentially complete on those structures and exterior finish work nearing completion. Foundations have been poured for the final two buildings (K and L), with framing now underway. Interior work — including flooring, cabinetry, painting, plumbing, electrical, and fire sprinkler installation — is actively progressing across multiple buildings.
Occupancy
Certificates of Occupancy are being issued as final County inspections are completed. Buildings A, B, C, D, Q, and N are currently in the occupancy process.
Permits & Inspections
All required building and grading permits have been issued by the County of Kauai. County inspectors continue to visit the site regularly, and special inspections are being conducted as required. Based on the third-party report, the construction is proceeding in general compliance with the drawings and specifications.
Schedule
The borrower is currently projecting substantial completion in late Fall 2026, though completion and issuance of all Certificates of Occupancy may extend into early 2027. No representations are made regarding final completion dates, which remain subject to change based on conditions.
Quality & Safety
Based on site observations, construction is proceeding in general compliance with the approved drawings and specifications. No reportable safety incidents have occurred. Environmental protection measures, including dust screens and silt fences, remain properly maintained.
