Construction at the Koloa Village project in Kauai, Hawaii continues to advance steadily, according to the latest third-party construction monitoring report reviewing site activity and development milestones.

Site work that began in fall 2024 has now been largely completed. Key infrastructure elements, including sidewalks and driveways, are already in place, establishing the foundation for the broader residential community.

Vertical construction, which began in early 2025, is progressing across the site. As of monitoring visits conducted in January, February, and early March 2026, framing has been completed on 13 of the project’s 15 buildings, and roofing work is actively underway, allowing interior construction to proceed simultaneously.

Exterior finishes and interior build-out are now underway in several buildings. Work is also advancing on the remaining structures, including foundation preparation and the start of framing for the final two buildings.

Notably, Building A has reached initial occupancy, marking an early milestone in the project’s phased residential rollout.

Environmental protections remain in place across the site. A dust screen surrounds the construction area, tire cleaning aprons are installed at both site entrances, and silt fencing continues to be maintained, consistent with project requirements.

The monitoring report also indicates that site safety and security conditions remain stable, with no reportable accidents or significant losses during the reporting period.

To support operations, secure storage vans and a field office trailer are located within the residential construction area, while additional storage units are maintained at the nearby Shioi storage location, as noted in the monitoring report.

From a permitting standpoint, the project has received key approvals from local authorities. The County of Kauai Department of Public Works issued the grading permit covering approximately 2.55 acres, and building permits have been issued for multiple project components, allowing construction to continue under contractor supervision and county inspections.

With full-time crews actively working on site, construction continues to move forward through coordinated efforts between contractors, project managers, and local authorities. Additional updates will be shared as the project progresses and new milestones are reached.
