The Kōloa Village Residential project on Kaua‘i continues to move forward with steady, site-wide progress. On July 31, 2025, Karl’s Construction Services met with contractor staff and observed active work throughout the property during the latest inspection.
Construction Progress
- Sitework: Nearing completion with sidewalks and driveways being poured; the northwest corner retaining wall is complete.
- Buildings A, B, C: Framing and trusses installed; interior rough-in underway; roofing and exterior siding progressing.
- Buildings R & N: Framing advancing; preparations ongoing for remaining buildings.
- Permits: Multiple building permits issued by the County of Kaua‘i; inspections conducted regularly.
- Environmental safeguards: Dust screens, tire aprons, and silt fences in place and properly maintained.
- Safety & security: Good overall, with no reportable accidents.
Financial Status
The latest payment applications from contractors were reviewed and are consistent with observed on-site progress. Overall, the project’s financial position remains aligned with expectations, and the budget appears sufficient to complete the planned work.
Schedule
Vertical construction began in January 2025. While framing started slightly later than projected, completion of the current scope of work remains possible by Spring 2026.
Observations
- Quality control measures are in place; work generally complies with project drawings and specifications.
- County inspectors continue to visit the site.
- Contractors are maintaining secure storage facilities and field offices.
